EaCo Chem Cleansol BC, Brushless Oxidation and Soil Remover for Most Surfaces
Cleansol BC is a highly dilutable, all-purpose alkaline cleaner designed to deep clean virtually any surface from vinyl, painted metal to wood to EIFS. It is a brushless application that allows cleaning professionals to maximize their profitability while obtaining an exceptional clean.
Cleansol BC is ideal for removing tough oxidation staining from industrial, governmental, educational, and residential buildings safely and effectively. It can also be used in conjunction with HD Britenol for a two-step house wash that will outperform any other house wash system on the market today.
Important: Do not use or put Cleansol BC on unpainted metal surfaces.
Dilutions
- First, dilute Cleansol BC 4 parts water to 1 part Cleansol BC to make ready to use. Then follow the dilution ranges listed below.
- 10 parts water to 1 part Cleansol BC for difficult cleaning
20 parts water to 1 part Cleansol BC for light soil
Undiluted for gutters and down spouts - Note: Dilutions will vary based on the severity of stain and type of surface.
Application Instructions
- 1. Pre-wet the surface (do not saturate) with water before applying Cleansol BC.
2. For best brushless results, apply Cleansol BC with a pressure washer – upstream or downstream, or with a low pressure applicator.
3. Cleansol BC requires two quick applications, which leads to complete soil release most of the time. Do not rinse between applications. - Caution: Do not use or put Cleansol BC on unpainted metal surfaces.
Coverage Rates
- Coverage rates with Cleansol BC will vary from 100-250 sq. ft. per gallon depending on the surface porosity, texture, ambient temperature, craftsmanship, and severity of staining.
Rinsing
- For brushless results, rinsing requires pressure washer impact. Proper rinsing techniques determine the final look and quality of the job. A thorough rinse job is always recommended; however, our chemistry never requires flooding the surface. Pressures that mark the surface should be avoided. When in doubt, follow the manufacturers recommended P.S.I. for the substrates.
- Do not use a zero-degree nozzle.
- Caution: Do not allow the product to dry on a surface.

What is Cleansol BC used for?
Cleansol BC is EaCo Chem's brushless alkaline cleaner for oxidation, chalking and soil on vinyl siding, painted metal, EIFS, awnings, gutters and downspouts. It is the go-to for tiger-striped gutters and chalky siding that a house wash mix will not touch.
Can I use Cleansol BC on bare metal?
No. Never apply Cleansol BC to unpainted or bare metal. Painted metal is fine. Pre-wet the surface, apply two quick coats without rinsing between them, do not let it dry, and rinse with pressure washer impact (no zero-degree tip).
How do I dilute Cleansol BC?
First cut it 4 parts water to 1 part Cleansol BC to make ready-to-use, then 10:1 for tough oxidation, 20:1 for light soil. Gutters and downspouts get it undiluted. Coverage runs 100 to 250 sq ft per gallon.
