How to choose pressure washing chemicals
Almost all exterior cleaning comes down to four jobs: killing organic growth, breaking down grease and traffic film, dissolving mineral or rust staining, and making the first three cling long enough to work. Matching the chemistry to the surface matters far more than turning up the pressure. On siding, roofs and painted surfaces the chemical does the cleaning and the water only rinses.
We ran our own washing company for more than a decade before we started building equipment, so the shelf here is what we actually reached for on jobs, not whatever had the best margin.
Which chemical for which job
| Job | What to reach for | Notes |
|---|---|---|
| House wash, siding, soffits | Sodium hypochlorite plus a surfactant (Apple Suds, Lemon Suds, Cherry Suds) | Low pressure only. The surfactant is what makes it cling and rinse clean. |
| Asphalt shingle roofs | Sodium hypochlorite plus surfactant, applied soft wash | No pressure on shingles, ever. Pre-wet and rinse landscaping. |
| Concrete, sidewalks, flatwork | Degreaser first, then sodium hypochlorite for organic staining | Surface cleaner plus chemistry beats pressure alone every time. |
| Grease, drive-thrus, dumpster pads | Alkaline degreaser (Gold Assassin, EBC) | Dwell time does the work. Hot water speeds it up significantly. |
| Rust, battery acid, fertilizer stains | F9 BARC | Acid-based. Never mix or apply over sodium hypochlorite. |
| Efflorescence, mortar haze, calcium | F9 Efflo, OneRestore by EaCo Chem, NMD 80 | Test a small area first on anything polished or coated. |
| Wood decks, fences, composite | All Hands On Deck, ClenzO2 | Bleach alternatives where a customer is worried about plants or finish. |
| Oxidized gutters and tiger stripes | Gutter Butter | Brush and rinse; oxidation does not come off with pressure. |
| Graffiti | WALKOFF | Match the remover to the substrate, not the paint. |
Concentrate, dilution and mixing
Most of what we sell is concentrate, which is the only sensible way to buy chemical once you are running real volume - you are not paying freight on water. Mix to the ratio on the label and mix into water, not the other way around. If you are running a soft wash system, the mix happens at the mixer or the metering valve, not in the tank, so you can change ratio job to job without dumping product.
Safety, briefly
Never mix sodium hypochlorite with an acid-based product such as F9 BARC - that combination releases chlorine gas. Keep them on separate shelves and rinse any line or gun that has carried one before it carries the other. Wear eye protection and gloves, pre-wet and rinse plants, and neutralise runoff where it matters.
Orders over $149 ship free and most in-stock chemical leaves Oregon City the same day. Bleach by the gallon is local pickup only at our storefront at 13896 S Fir St Suite B, Oregon City, OR, Monday to Thursday 8am to 4pm.

Common questions
How strong should my house wash mix be?
Most contractors land somewhere around 1 to 2 percent sodium hypochlorite at the surface for a standard house wash, adjusted up for heavy organic growth and down for delicate or previously damaged paint. Always test an inconspicuous area first, and let the surfactant rather than the strength do the work.
Do I really need a surfactant?
Yes. Straight bleach runs off the wall before it has time to kill anything. A surfactant thickens the mix so it clings, helps it sheet off cleanly on the rinse, and cuts the smell. It is the cheapest performance upgrade in soft washing.
Can I run chemicals through my pressure washer pump?
No. Sodium hypochlorite will destroy pump seals and unloaders. Apply it either downstream of the pump with a downstream injector, or through a dedicated 12V or gas soft wash system that never sends chemical through the pressure pump at all.
How long does sodium hypochlorite last?
It degrades continuously, faster in heat and sunlight. Fresh product is far stronger than product that has sat in a hot trailer for a month, which is why a mix that worked in spring can feel weak in August. Buy what you will use, store it cool and out of the sun, and rotate stock.
Can I pick chemicals up locally instead of shipping?
Yes. Our Oregon City storefront at 13896 S Fir St Suite B is open Monday to Thursday, 8am to 4pm Pacific, and carries chemicals, parts and supplies on the shelf. Bleach sold by the gallon is local pickup only.
