Choosing a 12V soft wash pump
The 12V diaphragm pump is the heart of a soft wash system. It moves a lot of chemical at low pressure, which is exactly the opposite of what a pressure washer does, and it is what lets you apply house wash and roof mix without ever sending chemical through your pressure pump.

We build with Flojet 12V pumps as standard unless a customer upgrades to a gas soft wash system, and we stock Remco throughout the range including the 24V Zeus. If you need more than a 12V system can comfortably give you, the honest answer is a gas soft wash machine rather than the largest 12V pump you can find.
Before you pay for the bigger pump: we shot a Remco 5.3 and a 7 GPM side by side at the same fence, and the 5.3 hit it while the 7 came up short. The results are in our 5.3 vs 7 GPM distance test. Buy the 7 for volume if you want it, but not for reach.
Why 12V pumps fail early
Three causes, in order:
- Chemical left in the pump. Flush with water at the end of the day. Sodium hypochlorite sitting in diaphragms and valves overnight is what kills them.
- Check valves with the wrong spring. A standard stainless spring corrodes in bleach. We use check valves with a Hastelloy spring on our builds because they last dramatically longer.
- Power. Undersized or corroded wiring, a weak fuse link or a tired battery will starve the motor and look exactly like a failing pump. We run USA-made marine-grade upsized copper wire and an upgraded charging system on every build for this reason.
The rest of the system
A pump alone is not a soft wash system. You also need a mixer or metering valve to set the ratio on the fly, chemical-rated hose, a soft wash gun, and nozzles matched to the flow.

Common questions
What size 12V soft wash pump should I buy?
For standard residential house washing, 5 to 5.5 GPM is plenty and easiest on the battery. Most full-time house washers settle around 6 to 7 GPM for the extra reach and faster application. Go above that only if you are regularly doing tall or commercial work and your wiring and charging system can support it.
How do I stop my soft wash pump failing?
Flush the system with clean water at the end of every day, use check valves with a bleach-resistant spring rather than standard stainless, and make sure the 12V supply is properly sized and corrosion free. Most pumps we see dead are one of those three, not a manufacturing fault.
12V or gas soft wash?
12V handles the vast majority of residential house washing and runs off the rig battery. Gas gives noticeably more flow and reach for multi-story and commercial work and does not drain the battery. If you are buying the biggest 12V pump on the shelf, you probably want gas instead.
Can I run a soft wash pump off my truck battery?
You can, but a dedicated marine-grade deep cycle battery on the rig with a proper charging system is far better. A soft wash pump drawing from a starting battery all day is how people end up stranded, and voltage drop makes the pump look like it is failing.
Do I need a mixer or can I premix in the tank?
You can premix, but a mixer or metering valve lets you change the ratio between the house and the roof without dumping and refilling a tank. On a day with mixed work it pays for itself immediately, and it wastes far less chemical.
