What a soft wash system actually needs
Soft washing is pressure washing's opposite: high volume, almost no pressure, and chemistry doing the work. A complete system is five parts, and most problems people call us about are one of them being undersized or mismatched.
- A pump - 12V diaphragm for most contractors, gas for high output. See 12V soft wash pumps and gas soft wash machines.
- A mixer or metering valve to set the ratio on the fly instead of premixing a tank.
- Chemical and water tanks sized to the work, with straps that actually hold them.
- Hose and reel rated for sodium hypochlorite, not garden hose.
- A gun and nozzles matched to your flow so you get reach without atomising chemical everywhere.

We build with Flojet 12V pumps as standard on our skids unless a customer upgrades to a gas system, and we run Remco and Comet P40 units too. If you are on the fence, the honest test is how much second-story and commercial work you bid. Occasional two-story work does not justify gas; a week of it does.
The parts that quietly decide reliability
Bleach is hard on everything it touches. On our builds we use check valves with a Hastelloy spring rather than the common stainless-spring check valve, mixing valves with Viton seals, fully stainless clamps including the screw, and marine-grade USA-made wire sized for the run. Those are not upsells - they are the parts that fail first when they are cheap, usually in the middle of a job.
We also run the hose straight through the tank wall on a seal rather than through a bulkhead, because a bulkhead gives bleach two cracking points to work on over time.

Common questions
What size 12V soft wash pump do I need?
For most residential house washing a 5.5 to 7 GPM 12V pump is the sweet spot - enough reach for a two-story with the right nozzle, without draining the battery on a long day. Move to a higher flow pump when you are regularly washing tall or commercial work and want the extra distance.
Do I need a soft wash system if I already downstream?
Not necessarily. Downstreaming through the pressure washer is simpler and cheaper and handles a lot of residential work. A dedicated soft wash system gives you control over the mix ratio, far better reach on tall work, and lets you apply chemical without running the pressure washer at all.
Why does my soft wash pump keep failing?
Usually one of three things: chemical sitting in the pump between jobs, a check valve with a stainless spring that bleach has eaten, or an undersized or corroded 12V supply starving the motor. Flush the system with water at the end of the day, use bleach-rated check valves, and size the wiring for the run.
Can the same rig do pressure washing and soft washing?
Yes, and most of our builds do both. What we do not do is run two guns off one machine - when we wanted two guns working we added a second machine. Splitting one pump between two operators leaves both of them short.
What battery should a 12V system run on?
A marine-grade deep cycle battery, with a charging system that keeps it topped up. We use Interstate marine-grade Gold Series on our builds and add an upgraded charging system, because a soft wash pump that browns out mid-job is almost always a power problem rather than a pump problem.
